Our process

Six steps, and you always know which one you're in.

Construction goes wrong in the gaps — between the estimate and the contract, between a problem being found and you hearing about it. This is how we close those gaps on every project, regardless of size.

    Same week

    Conversation

    We talk through what you're trying to accomplish, what you'd like to spend, and when you need it done. If your budget and scope don't line up, we say so now rather than after you've paid for drawings.

    1 – 2 weeks

    Walkthrough & measurements

    We come to the property, take measurements, look at the existing conditions, and photograph everything relevant. This is where we find the problems that change the number.

    1 – 2 weeks

    Itemised proposal

    You get a written proposal broken out by trade, with allowances called out separately so you can see where your selections will move the total. We walk through it with you line by line.

    Varies by jurisdiction

    Permits & scheduling

    We handle the permit submittal and inspection scheduling, and we give you a build calendar with real dates. If the city holds us up, you'll know the same week we do.

    Per the calendar

    Build

    Work starts and you get regular updates without having to chase us. Change orders are written and approved before the work happens, never after.

    At completion

    Walkthrough & warranty

    We walk the finished project with you and build the punch list together. Nothing gets called done until you've signed off, and you keep our number afterwards.

Change orders are a process, not a surprise.

Every project of any size uncovers something. What separates a good build from a bad one is what happens in the next twenty-four hours. On our jobs: we photograph it, price the options, call you the same day, and nothing gets built until you've signed the change order. You will never open an invoice and find work on it you didn't approve.

Nobody can answer that honestly over the phone in one minute, and you should be sceptical of anyone who tries. What we can do on a first call is give you a realistic range based on similar work, and tell you plainly whether your budget matches the scope you're describing. The itemised number comes after we've walked the property.
